With fewer homes on the MLS, winter can give your listing a unique advantage, provided you know how to make it sparkle. Let’s explore some creative strategies for making your winter listing a hot commodity, even when the weather is freezing. 



The Pros and Cons of Listing in Winter 


Pros: 

  • Less Competition: Fewer listings mean less competition for buyer attention. Your property has a greater chance of standing out! 
  • Serious Buyers: Those house-hunting in the winter are often highly motivated. They’re not just browsing; they’re ready to buy. 
  • Unique Curb Appeal: With a little creativity, wintertime staging can go along way. Try simple holiday lights to make the home feel bright and cheery. 

Cons: 

  • Bare Landscaping: Without lush greenery, outdoor spaces can look stark and uninspiring. 
  • Holiday Distractions: Buyers may be focused on travel, celebrations, and budgets during the holiday season. 
  • Shorter Days: Limited daylight can make scheduling showings more challenging. 



Making Your Winter Listing Shine 


  1. Warm and Inviting Staging 
    A winter home should evoke feelings of warmth and coziness. Emphasize comfort with soft lighting, seasonal scents, and cozy accents like blankets and pillows. A lit fireplace (real or electric) is a huge plus if available.

    The holidays can impact foot traffic, so consider going live in the MLS right before or after a major holiday week. Work with your clients to find a timeline that maximizes exposure while respecting their needs. 
  5. Use Creative Marketing 
    Boost visibility with engaging social media campaigns, virtual tours, and even themed open houses. For example, a “Warm Winter Welcome” open house with hot cocoa and cookies can make a memorable impression. 



Personal Wins 


I remember one December listing where the homeowner was nervous about how the barren backyard would look in photos. We tackled this by showcasing the home’s cozy living room with its gorgeous fireplace and highlighting the snow-covered trees as a charming backdrop. The house sold in under two weeks! 

Another time, I had a seller worried about going live mid-holiday season. We leaned into the timing, using tasteful holiday décor in the listing photos. Buyers loved the festive touches, and the home stood out from the competition. 

In both cases, creativity and intentional marketing made all the difference. Selling in the winter isn’t about waiting for the “perfect time”; it’s about making the most of the timing that works for your clients. 


Winter listings may come with unique challenges, but they also offer opportunities to stand out. By being intentional and creative with your marketing approach, you can ensure your listing attracts attention—even in the depths of winter.
