Benefits Of Working With Real Estate Investors As a New Agent

    Real Estate Investing is such a wonderful thing. I firmly believe that it should be a class taught in high school. Particularly as a young agent I believe it can be such a great way to educate people around you and a way that you can use your career to invest in yourself. Today I am going to talk about three ways real estate investments can benefit you as a new agent. These topics I am going to touch on was partly inspired by the book The Automatic Millionaire Homeowner: A Lifetime Plan to Finish Rich in Real Estate, a book that greatly impacted my career and inspired me to help others as well. 


    Here are three benefits of real estate investing:

    1. Experience. As a young agent going into real estate the best thing you can do for yourself is go out there and get experience. Walk through as many houses as you can. Talk to other agents and learn anything and everything they have to offer. Another person that can impact your journey is contractors! As a young agent myself, I did not know a lot about specific components of a house. For example, where the air conditioner was or where the water heater is or how long they typically last. As I worked with more and more people going through houses that needed a total rehab, I figured out those things by having people explain them to me as I went. That helped me because then when I was with a client who asked me a question, I was able to back up my response with experience. I spent weeks going through homes that had holes in the rooms or no electricity, but it helps you visualize and appreciate the home that have been renovated.


    2. Investors & Flips. When working with investors you are usually looking for houses that they can buy for a good price fix up and make a profit. My advice is to learn how to create comps very well so that you can help them see the potential value. When you are creating these relationships with people who are looking to flip you are exploring houses that may not have a front door or missing a wall entirely, but you are gaining by creating a relationship with this person. You can first help them purchase the place they are interested in rehabbing and then next you can help them list the place down the line. You can learn a lot and then continue to help them with their real estate needs down the line. It is a great market to get into, I suggest you dig in and try to learn as much as you can so that you can be as helpful as possible.


    3. Making Money Off Where You live. Everyone should read the book I mentioned above. It outlines the process of buying a place, holding it, and then reselling for more value or renting it out. It outlines the topics of having a mortgage and having others pay your rent. It outlines topics like larger investment properties, having an owner-occupied property and renting one out completely. These are all topics that a young new agent should use to educate their audience. Channel interesting conversations around these topics and shed light on how renting might not be their best option. Then the best part is that you get to apply this knowledge to your own life as well! You should become an expert on these strategies and possibly try to lead by example. Showing your audience how you have been able to become successful in this area is a great way to inspire others.
